    Can anyone verify is PIA as good as everyone says? Is there ANYTHING for mac out there? (I'll get an emulator on my mac to run PIA if necessary.)
    I have an investment property and currently rent. I want to calculate the advantages of buying another IP over a PPR ie: tax deductions etc. + work out what we can afford now and projected outcomes for when we can buy the next one and the next one and so on... Thanks!

    How much does it cost? I prefer to do any calculations in spreadsheets. As long as you know the formulas you can work out anything!

    PIA is $245. I don't know how to set up spreadsheets. Are there templates for that sort of thing out there?

    I have a copy of PIA - it seems OK and saves a fair bit of time regarding the calculations etc.

    You can do all the same stuff on a spreadsheet, and customise it to boot.

    When researching properties, $245 seems a small price to pay when you will probably be spending at least $245,000!

    If you are not handy on spreadsheets, spend the money. It should save you or make you 100 times the initial outlay.

    have a look at this before you spend large amounts of money....

    Detailed Excel Spreadsheet
    Probably best to have 2 files download one and make it the IP and have another for the PPOR one and then compare them...

    Now the only thing is it uses last years tax rates, i havent updated it but i can if youd like. For a PPOR just make the tax rate $0 and leave out the rent and it should be just as effective.

    Hi all,

    I just joined this website and came across this forum.

    Spreadsheet is interesting. Could anyone provide instructions as to how it works? I generally get the gist of it, however, there are some things that do not make sense.

    Hi, I have had PIA since the early Mac versions years ago, and switched to the PC version using an emulator on my iMac. It offers a lot of features for a tax-deductable $245, and doesn't need customising. The time you spend learning to use and adapt spreadsheets could be used to find possible IPs! I agree with Superman (again), but by all means try the spreadsheets DaveA suggests. (The emulator is deductable too).
