    I was never told anything was landlocked right at that time when I bought. I was just shown how it was landlocked in the future. Obviously Newport is much easier to see and will be completely landlocked much sooner but I also paid a lot more for that one. It was my most expensive purchase but it has also gone up more than 10% since I bought it. I work in the building industry (windows) and I see all these new areas and I would say that at the rate Griffin is being developed, it won’t be long at all before there is nothing left. I remember when I looked around that northside when I bought my Warner property with Canterbury (2015) and Griffin was only $200K for land, they are up around $300K now, so I would have done real well. They did look at that area for me and I am glad they went with Warner, it has still gone up nearly 20% since I bought it.


    You might be thinking more about those little infill developments where everything around it already developed like that Ashford (Mirvac) at Everton Park but that is like $500K+ just for the land! I am happy having 3 investment properties rather than 1. I am just waiting for my debt to go down enough to buy 1 more as the tax is creeping back up now that I am paying off the investment debt.

    Hi GT, ok thanks for clarifying, not currently landlocked but will be landlocked in the future sometime. From a capital growth investors point of view, which I am, I only invest in currently landlocked areas, really tightly landlocked areas. But I have the benefit of investing in other capital cities as well, I believe Canterbury is only in Brisbane. As far as Griffin is concerned I mainly mean at the end of Brays Road and behind Henry Road but there are some other areas. There's a lot of land still available and still for sale especially in those developments at the end of Brays Road. But I will concede that compared to what it was 3 to 4 years ago it might become landlocked in the next few years. So where do you think your next purchase will be ? Regards, Tallie

    Tallie, that's about right in my opinion. Keep in mind, I never bought in Griffin, I am just showing you how it looks to me. I have no idea where my next purchase will be. All 3 of my properties have gone up so I have no reason to not go with what Canterbury recommend. If the damn banks would ease up on lending, I would get another tomorrow. In the meantime, I will keep working hard and pushing for a pay rise!
