    Now that listed property has reduced debt, it might prosper. I always get a regular monthly distribution. Lets hope this is a taste of the future.

    blimey , like a ghost sector here ,

    surely some members , found some good REITS since the GFC

    i started very late 2010 , but have had a fair run with MGR and SGP , some others less impressive

    but not even BWP and SCP holders ??

    I have exposure to this sector via the CFS WS Geared Global Property Securities fund I hold via my super fund. They don't list their full holdings and only 5.9% of holdings are Australian REITs, so I don't know which local funds they hold.

    Top 5 Global listings as at June 30 were:
    • Simon Property Group Inc
    • Equity Residential
    • Equinix Inc
    • Apartment Invt & Mgmt Co -A
    • Unibail-Rodamco SE

    after watching from the sidelines , in the GFC and (crises before ) , i decided 'hands on'

    i did try SLF ( REIT focused ETF ) but couldn't achieve the outcome i was after ( i sold at a profit but not big enough and both yield and growth i was after )

    i developed a taste for niche plays INM , TIX , SCP and BWP doing well for me , FKP/AOG making a long term profit but going where i would never gone as a first choice , and APZ a major loss so far ( but still has a heartbeat )

    but i resorted to 'cherry-picking ' what attracted me at fair value prices ( SGP up 40 % , MGR up 101% , ABP down 6% , CMW down 4% )

    i see REITs as a yield play often strong when others sectors aren't ( and the weak when others are strong .)

    you could stretch the truth and call APE ( car-yards ) RFF (leases out farming land ) and DFM ( leases out Chinese citrus farms ) TFC ( sandal wood platatations ) SHV ( nut plantations )REITs as well .

    finding attractive international REITs ( apart from INM ) has been a problem for me , but if we have a major market crash in the next 3 years , the gap might be filled .

    i suppose i differ from many by chasing ( div.) yield from day one , letting the SP do what it will ( but adding when cheap )
